Building Depreciation Schedule Calculator - Finance & Tax Calculators

The building depreciation schedule calculator provides you and your clients with a snapshot of the amount of depreciation you can claim as an investor on their investment property according to ATO guidelines.

As a general rule, your clients can claim a deduction for the cost of constructing a residential rental property over 40 years from the date the construction was completed. Deductions for capital works have been introduced over time. Due to this, the date from which you can claim a deduction will depend on the type of construction.

The construction cost must take the form of either of the following:

  1. precise evidence of the construction costs such as receipts
  2. a report written by an appropriately qualified person.

To use the Building Depreciation Schedule Calculator simply enter the following and the calculator will do the rest:

  1. Date the property was purchase
  2. End of Financial year the property was purchased
  3. Value of the building
  4. and finally whether the building was purchased pre or post 1987.

Note: This calculator provides you with an indication of the amount of depreciation that your clients can claim.
